A campus already holds what a distributed AI facility needs: land, a thermal loop, fibre, a stable counterparty and a reason to want the compute. We fund, build and operate the block; the institution contributes the site and earns from the asset rather than absorbing its costs.

What the host contributes

Three to four acres, a gas lateral route and easement, a fibre path to a demarcation point, a connection to the campus heating loop, and board authorisation with AHJ support. No capital. No utility interconnection request.

Compute in kind

A share of deployed capacity reserved for the institution for the term — shared inference for coursework and capstones, scheduled training blocks for faculty, and a compute commitment that strengthens grant proposals. No per-hour cloud bill.

Heat and water come back

Recovered heat displaces purchased gas in the campus steam or hot-water loop. Fuel-cell condensate is recovered as distilled water for irrigation, cooling make-up and the greenhouse. Closed-loop cooling draws no municipal water.

Trades taught on the live plant

Data-centre operations, power island and distributed generation, liquid cooling, fibre and GPU cluster operations — taught on infrastructure that has to stay up, through the college's existing corporate-training arm, stacking into its credentials.

Three ways to participate

Hosting only — the simplest instrument, no commercial exposure. Hosting plus aggregation — the host buys capacity wholesale and resells to its own users and partners. Hosting plus referral — the host introduces off-takers and shares in the term. The institution chooses its level.

Campus one sets the standard

The first site becomes a replication package — standardised module, control logic, thermal tie-in kit, permitting playbook — so later campuses execute on adherence rather than renegotiation, with capacity portable between them.
